In general, the easiest electricity savings in Multi-Unit Residential Buildings (MURB) such as condominiums and rental buildings will be found in common areas such as hallways, garages and the grounds. Given the nature of these buildings, the owners or management generally have little influence over how electricity is used in the individual units.

THE BEST SAVINGS OPPORTUNITIES WILL BE:

Lighting in Hallways, Garages and on the Property

Look at the lamps and fixtures to find the most energy-efficient alternatives. While simply changing light bulbs is not eligible for BIP incentives, changing fixtures, say from T12 fluorescents to T8s, likely will be.

Fans and Ventilation Systems for Garages

Evaluate how much they need to run and whether timers can cut down on constant use. There are new control systems that can help dramatically reduce electricity requirements. Look at any "always on" equipment or fixtures for saving opportunities.

Look at Your Lighting on the Grounds

There are many solar-powered options available that may eliminate the requirements for any electricity to them at all. Look for units that use LED lamps which are very energy efficient and are therefore ideal for solar power.

Foundations and Walls

Look at air sealing between foundations and walls, around doors and windows, and around other openings through exterior walls. If these cut down your requirements for electrical heating, they may be eligible for incentives.
